Headline

Vistry cuts full-year profit guidance and books a £475m goodwill impairment as it retrenches from Open Market housebuilding, dominating an otherwise firm UK corporate tape.

What UK Plc said today

The standout negative is VTY: adjusted PBT guidance lowered to c.£165m (excluding c.£470m of CEO Review items), a £475.0m goodwill impairment, building safety provision up £73.7m to £352.8m, and a strategic exit from Open Market sales in the South East. Net debt rose to £468.8m from £293.1m a year earlier, completions fell 8% to 6,304, and the adjusted operating margin swung to (2.1)% from 6.7%. CRU echoed the pressure from a different angle — CEO and Group FD stepped down from the board with Q1 FY27 profitability "significantly below budget and prior year."

Against that, a clear cluster raised or beat: HLMA lifted FY27 adjusted EBIT margin guidance to 23.5–24% (from ~22.7%); SYS1 raised FY27 adjusted PBT guidance to £5.0m from £4.2m on double-digit revenue growth; AO. reported revenue +5.5% and profit +20%+ with FY expectations unchanged; OTB pointed to FY26 PBT in the top half of £18–25m and initiated FY27 guidance of £28–35m (+25–55%); MAB delivered LFL sales +2.1% and flagged FY27 cost headwinds moderating from £120m to c.£95m; TBLD reiterated it is tracking ahead of expectations on revenue +18%.

Results were mixed-to-solid elsewhere. CVSG delivered revenue +5.9% and adjusted EPS +6.9% but leverage rose to 1.63x (from 1.18x) after £70m of returns and Australian M&A. CNE posted revenue +68% with $113.9m net cash and reaffirmed guidance, while flagging its live takeover approaches from Genel and DNO as a new principal risk. RPI revenue +90% (memory pass-through inflated ASPs +42%), backlog doubled to 2.6m units, and it expects FY EBITDA ahead of consensus. INAC revenue +130% (+56% organic) with trading EBITDA margin at 48.9%. SHPP raised its target dividend 10% to $0.11 with cover of 1.9x. Weaker: AMIF revenue -13% and EBITDA -35.7% but reaffirmed FY, and CPH2 posted zero revenue and pivoted to a capital-light licensing model after May's testing incident.

Policy / monetary

No BoE items. HMT published a batch of routine transparency data (business appointment rules, SpAd and senior officials' hospitality, ministerial overseas travel — all April–June 2026) plus the National Lottery Distribution Fund Investment Account 2025–26. Nothing market-moving.

Themes

  • Housebuilder retrenchment, not sector-wide malaise. VTY's £475m impairment, South East Open Market exit and land bank reshaping look company-specific — the direct £350m grant award under the Social and Affordable Housing Programme suggests policy tailwinds for partner-funded volume remain intact.
  • Guidance dispersion is widening among the quality names. HLMA, SYS1, OTB, SHPP all raised; VTY, CRU cut. The upgraders share a common thread: pricing power or structural demand (HLMA safety, OTB travel bookings +9%, RPI backlog doubling), not cyclical tailwinds.
  • Escalated geopolitical language recurs. TBLD, SHPP and IGC all cite Ukraine/Middle East as an active planning input; SHPP adds sanctions-regime constraints on "compliant ships" as a demand driver. RPI separately flags AI-driven memory capacity diversion as an emerging cost risk — a supply-chain read-through worth noting.
  • Capital return remains the default use of cash. JMAT launched a £200m buyback, [BNC/SAN] is 38% through its €1.8bn programme, HLCL completed £5m, and CVSG has returned £70m over 12 months.
