SEGRO rejects Prologis's ~993p share-and-cash proposal as UK-listed real estate becomes a two-front takeover battleground, with AEWU also gate-crashing Glenstone's bid for AIRE.

No profit warnings. The strongest concrete trading signal came from CSSG, which flagged FY 2026 revenue of £11.0m (+15% YoY) with tone "ahead" on healthy retail and commercial security-infrastructure demand. PULS delivered the cleanest results print: H1 revenue £33.0m (+10%), adjusted EBITDA +39% to £5.1m (margin 15% vs 12%), recurring revenue 97%, ARR £67.2m, and a completed £8.0m HSBC refinancing — full-year guidance reaffirmed alongside launches of AI products Lumina and Saga.

Larger-cap trading updates were more measured. AMS posted H1 revenue of £115.2m (+4%), reaffirming guidance but citing later shipments and European de-stocking. BYG reported Q1 revenue of £53.2m (+3%) with occupancy up 161,000 sq ft and like-for-like revenue +2%, describing performance as "resilient…despite the challenges in the wider operating environment" — no guidance stated. FAN issued only a notice; its actual pre-close update lands 23 July.

M&A dominated the tape. SGRO's Board rejected Prologis's 0.0890-share proposal (implied 993p, or 958p on 3-month VWAP; up to £2.7bn cash alternative), citing superior standalone value; Prologis must show its hand by 22 July. AEWU launched a 0.725-share counter for AIRE at an implied 77.4p — a 10.6% premium to Glenstone's 71.4p cash bid — a rare public bidding contest in UK REIT land. IPO's Board rejected Railpen's revised 61p cash + 10.3p Nanopore stub + up to 11.3p CVR proposal on 15 July, requesting a 7-day PUSU extension.
