CORA Gold Limited (CORA.L) — Research Note
Executive summary
Cora Gold is an AIM-listed single-asset gold developer whose flagship Sanankoro open-pit oxide project in southern Mali has transitioned from exploration into a fully funded pre-construction asset over the past 18 months. The headline trajectory shows a 531 koz Probable Reserve declared in September 2025, a US$120m Eagle Eye gold stream signed in April 2026 that fully funds mine construction alongside the £15.7m March 2026 equity raise, and a Sanankoro II permit renewal in August 2026 — leaving only the final mining-permit grant from the Mali government in the way of a 21-month construction schedule. The single most important valuation point today is that at a US$3,500/oz gold deck the 2025 DFS put post-tax NPV8 at US$365m vs. a current market cap of £84m, but ~30.44% of life-of-mine gold is pledged to Eagle Eye's stream at 20% of spot, and the mining permit, Mali country risk, and ~27 months to first cash flow prevent a straight NAV comparison. 2026-10-16 investor presentation; 2026-09-04 half-year; 2026-05-18 final results
Fair value estimate
- Range: 15p – 28p per share → implied market cap £115m – £214m vs. current £84.2m
- Midpoint ~£160m / 21p — roughly 90% upside vs. the current 11p
- Methodology: risk-adjusted NAV on the 2025 DFS. The DFS at US$3,500/oz gold shows post-tax NPV8 of US$365m (~£281m at GBP/USD 1.30). Deductions/adjustments: (i) stream obligation economically caps ~15–30% of LOM free cash flow depending on senior-debt substitution outcome; (ii) 827m fully-diluted shares including warrants/options; (iii) development/permitting discount of 40–65% typical of a pre-construction single-asset developer in jurisdictional-risk Mali. Low end applies 0.40× NAV net of stream; high end applies 0.60× NAV. Spot gold of ~US$4,500/oz (referenced in the May 2026 chairman's statement) is upside not required by the central case.
- Compared to the latest market cap of £84.2m: stock looks cheap on paper (c.0.30× risk-adjusted NAV) — upside of ~+90% to midpoint fair value; the gap reflects genuine but concentrated risks rather than mispricing by distracted investors. 2026-10-16 investor presentation; 2026-05-18 final results; 2026-09-04 half-year
Sector context
- ICB Super-Sector: Basic Resources — gold mining (developer stage, not producer).
- Quality/growth/leverage profile vs. peers: below producing peers (no revenue, cash-burning, development risk) but typical for a late-stage African gold developer. Balance sheet is temporarily clean (US$14.6m cash, no debt at 30 June 2026) but the signed stream is an in-substance long-term financing claim.
- Listed peers: Toubani Resources (ASX:TRE, Kobada Gold Project, same Eagle Eye backer); Hummingbird Resources (AIM:HUM, operating Yanfolila mine 8 km from Cora's Yanfolila permits); Thor Explorations (AIM:THX, West African producer).
Investment thesis
- Fully funded, construction-ready, single-asset deep-value developer. The combination of £15.7m March 2026 equity (£13.7m from Eagle Eye) + US$120m gold stream + flexibility to substitute 50% with senior debt means Sanankoro's construction is no longer financing-constrained — a transformational de-risking. 2026-09-04 half-year; 2026-05-18 final results
- DFS economics are exceptional at current gold prices. 2025 DFS at US$3,500/oz shows 98% post-tax IRR, US$365m NPV8, 1.1-year payback and US$1,623/oz AISC — and spot gold is materially above the DFS deck. Even applying a punitive developer discount, this is one of the better IRRs in the AIM gold peer group. 2026-10-16 investor presentation
- Resource growth optionality is live. Current MRE sits at 1,044 koz vs. 531 koz Reserve; the 12,000m 2026 drill programme and the independent CSA exploration target of 490–1,370 koz indicate meaningful mine-life extension potential beyond the 10.2-year reserve plan. 2026-09-04 half-year; 2026-05-18 final results
Key risks
- Mali country risk and mining permit outstanding. The 2022 government moratorium was only partially lifted in March 2025; the Sanankoro II exploration permit was only renewed in August 2026, and the mining permit itself is not yet granted. A failure or long delay here is the single-point-of-failure risk. 2026-09-04 half-year
- Stream economics permanently reduce shareholder gold exposure. Eagle Eye is entitled to 30.44% of LOM gold at 20% of spot (reducing to 15.22% if 50% of stream is debt-replaced by Oct-2027 / 6 months post-permit). This is highly dilutive at today's gold price — every $100 move in gold accrues to Eagle Eye on their share, not Cora. 2026-09-04 half-year, note 7
- Related-party concentration and governance. Eagle Eye holds 29.85%, is the lender under the stream, has a board appointee (Aryann Gupta), and the Company's broker H&P (whose director Andrew Chubb is a Cora NED) earned £685k on the subscription and a 0.25%-of-stream + 1.5%-of-debt success fee. The counterparty concentration is extreme. 2026-05-18 final results, note 21; 2026-09-04 half-year, note 9
Operating leverage
Operating leverage here is commodity-price leverage, not the AI-adoption leverage the investor is looking for. The DFS's cost structure gives US$1,623/oz AISC vs. a US$3,500/oz gold deck — a US$1,877/oz unit margin. At current spot (~US$4,500/oz) the unit margin widens to ~US$2,877/oz, a +53% uplift that translates roughly 1-for-1 into free cash flow since costs are largely fixed in the mine plan. However, this leverage is to the gold price (a commodity), not to AI-driven revenue surprise, and the stream permanently siphons the top-end leverage to Eagle Eye. There is zero AI-related operating leverage. 2026-10-16 investor presentation; 2026-05-18 final results
Value-trap signals
- Repeated highly dilutive issuance — share count rose from 290m (end-2022) to 765m (June 2026), a 2.6× increase in ~3.5 years, with the equity consistently placed at single-digit pence (6p in March 2026).
- Related-party transactions dominate: Eagle Eye (NED's family trust) is the largest shareholder, stream counterparty, and term-sheet originator; H&P (another NED is a director) collected £685k on the fundraise plus future success fees; prior Lionhead term sheet (yet another NED's firm, Paul Quirk) was also related-party.
- Pre-production for 10+ years and still not producing — the 2022 DFS was superseded by the 2025 DFS, and the mining permit is still outstanding. History of guidance drift on timing.
Earnings vs. expectations
Not applicable in a conventional sense — the company is pre-revenue and loss-making (H1 2026 loss US$1.14m; FY2025 loss US$1.45m). Management guides on operational milestones (DFS delivery, permit, construction start) rather than earnings. The DFS was originally guided to be delivered "in H1 2022" (May 2022 final results), then slipped to "Q3 2022" (May 2022 drilling update), then "H2 2022" (year-end 2021 letter), then was eventually delivered in September 2025 as an updated DFS — a track record of repeated timeline slippage on development milestones. Mining permit has been "imminent" since 2022.
Conviction
Conviction: 2 (low) — the valuation range is wide because so much depends on single-point outcomes (mining permit timing, Mali political stability, cost outcome vs. DFS, gold price).
- Anchoring factors (support confidence): the DFS is independently prepared (SENET), reserves are JORC Probable, the funding gap is closed on paper, and the gold price is well above the DFS deck.
- Limiting factors (reduce confidence): mining permit is binary and politically contingent; the stream permanently claws back a chunk of commodity upside and makes any NAV calculation sensitive to the stream-vs-debt mix; related-party governance is a persistent concern; developer-stage single-asset single-jurisdiction exposure means a wide dispersion of outcomes around any point estimate.
For this investor's AI-receiver / operating-leverage / valuation-discipline strategy, Cora Gold is outside strategy: no AI exposure, commodity-price leverage not fixed-cost-platform leverage, high jurisdictional risk, pre-revenue single-asset developer with concentrated related-party counterparties. Even though it looks cheap on a risk-adjusted NAV, it is a poor fit.
